When a payment runs late we send the required written notice on the first permitted day and keep a clear, fair paper trail from that point forward. Late fees are assessed only as the lease allows. When a tenant calls about a leak or a heater that will not light, the work order lands on our desk and a technician is reached the same day. Urgent dangers to health or to the building get an immediate response; routine fixes are scheduled for the next available reliable slot.
Our maintenance coordinator photographs the issue before and after the work, collects a clear itemised invoice and reviews every bill before it is released to the owner for payment. Smaller running repairs below your set threshold are handled without a phone call so the tenant is not left waiting. Larger spending always comes to you for approval first, with the quote and the reason in writing. Every job is filed with its date, cost and outcome, giving you a repair history that shows when the furnace is ageing toward its last winter.

We do not wait for disaster to find the roof. Twice a year every managed home gets a scheduled inspection from our office, and between every tenancy the home gets a deeper turnover walk-through. The inspector works from a printed checklist held on a clipboard: smoke and carbon monoxide detectors tested, exterior siding and grading checked, plumbing fixtures tried, electrical panels and outlets examined, and the roof, gutters and attic scanned for trouble that is still small enough to fix for little money.
Each inspection ends with a written report carrying plain photographs, a list of any required repairs and a note on the overall condition. Move-in and move-out inspections work the same way, comparing dated photographs so that any disputed damage is settled by the record rather than by a shouting match. Owners receive the full report and its photographs so they can see their asset with their own eyes, even from a distance away.
